Condo as Office Space

This has been a rising trend lately. For small businesses, renting or leasing office space in commercial buildings might come at a steep price. Some opt to lease out or purchase condominium units instead, and this might prove to be a wise choice.

For one, if your business doesn’t require too much facility-wise, aside from the usual needs like space and network connectivity, then a condo unit would be ideal. If you only have a few personnel, then you can save on costs by renting out a small condo unit that has a few rooms.

If you plan to set up office space in a condo unit, do some research. As a rule of thumb, though, you should respect association and zoning regulations. Do check first with the local government authorities if this is allowed. For one thing, utility and association fees might be higher if you register as a business rather than a homeowner. But it’s still not as steep as with office space rental in the bigger buildings.

Condo Privacy

One good thing with living in condos is privacy. Lovers and young couples usually prefer classy and luxury condos. Of course, this depends on how upscale your condo unit is. The more upscale ones have less tenants per floor, and therefore more privacy!

For instance, in Aventura City, the La Vogue condominiums offer a 24- story structure that has only 70 boutique-style units. That means there are only four units per floor. And on the top two floors are the penthouse units.

Another amenity is that each floor has its private elevator. To satisfy classy condo lovers, luxurious amenities were also incorporated into the condo complex. How private can you get?

Advantages in Condo Living

Why own a condo? There are many reasons.

For those who are just starting a family, a small condo unit might be preferable to a bigger home. To young professionals who are enjoying being a single and independent, condos might be a cost-effective residential solution. For professionals who are workaholics, conods would give easy access to the business district.

If you are any of the above, then I tell you, go for a condo! It’s better for you to own a condominium than a house. First of all, it will be cheaper, easy to maintain and organize. You will need less repairs, and most probably condos will be very tenant-friendly.

This is a good start for those who are starting out and want to own a house in the future.

Disadvantages of Condo Living

Surely, living in a condo is different from living in a house. While there are advantages, there are also disadvantages. For one, take the fact that you share some walls with neighbors. That may be associated more with apartment living than having your own real property. Secondly, with economic downturns, condo values may be the first to dip. So the value of your property tends to be volatile. Lastly, you would have to worry about homeowners’ association fees.

Knowing these negative points, condominium associations are doing actions and are working hard to eliminate these kind of problems. For instance, associations become more able and responsible in managing their property. They lead to effective steps to continually decrease and eventually eliminate disputes and lawsuits arising from association problems.

Condo living is synonymous to living a trendy lifestyle that appeal to professionals. These are usually found in the heart of the city, with dramatic views of urban skylines. You’re lucky if you get a condo unit at the upper floors. A penthouse, even!

Of course, it’s not just location that’s important. Condo living can sometimes mean living in cramped space. Look for condo units that have large windows, high ceilings and open spaces. Some opt for the loft-like look for better styling–columns and beams, exposed brickwork and ducting. Now that’s urban chic!

Condos also cater to Older Generation

If you think condos are just for the upscale urban crowd, think again. Living the high life is not just for young people. Recently, urban residence has become increasingly popular with the older generation as well, with increased uptake by the affluent senior crowd. This is because the simplicity and convenience of condos does away with maintenance and upkeep costs, compared to traditional home ownership. Plus, being in urban areas, folks can usually live near to groceries, malls or convenience stores.

This gives the elderly, but affluent crowd, more time to enjoy their lives in the city!
